A derelict sawmill mill near Darkmere Port, at the very edge of Ikaanos proper. Owned by Cyker Holdings but abandoned, probably because of the difficulty of maintaining a profitable operation in this area plagued by bandits (particularly the deadly Darkmere highwaymen nearby).

The stripped shell of a building, plus the rights to the lumber from the three plots of land around it, is up for sale, available for purchase from the Town Hall in Hamilton Square, for just $30,000.

The building will need upgrading before it can be put back into production. The substantial forest plots associated with it should be enough to employ up to 75 lumberjacks and other sawmill operatives. These will also need a competent foreman to supervise them, plus many armed guards to protect them.

It also has the potential to include a burner to convert some of this production into charcoal - which can then be mixed with sulphur and potassium nitrate (saltpeter) from the baneclaw dung & urine nearby, for the production of gunpowder. Though this will be hazardous to collect.

(Note: the mill POI in the north of the Darkmere map only becomes active once the MC has bought the property.)
